Harbor on Bolivar Peninsula Launches Sales of
Waterfront Community on Intracoastal Waterway
Access
to Gulf and availability of large boat slips drive
pre-sales to 50 percent
BEAUMONT,
Texas. March 7, 2005. – With increased demand
for quick access to the blue waters of the Gulf
of Mexico, Laguna Harbor, the newest waterfront
community on Galveston Bay's Intracoastal Waterway,
has released home sites in The Cove and The Estates
sections. Prices range from $95,000 to $1,000,000.
Laguna Harbor is a development of The Crown Team
Texas.
Laguna Harbor, an 80-acre development on the northwestern tip of the Bolivar Peninsula, incorporates a sea-loving, luxury lifestyle with an eco-sensitive attitude. The community, located on the Intracoastal Waterway, features canals that are six to 10 feet deep and 100 to 334 feet wide. Each home site in Laguna Harbor has water frontage for a private boat dock that can accommodate vessels from 20 to 100 feet.

Infrastructure of Laguna Harbor features solid concrete bulkheads and concrete streets. The community is built with underground utilities, a sewer/wastewater system and cable and broadband Internet capabilities.
Environmentally
sensitive, Laguna Harbor features a 25-foot no-mow
zone at the water's edge of each home site. This
buffer is required to prevent yard residue from
entering the bay waters. Additionally, 15 acres
in the community have been set aside to remain
as a natural wetlands area for birds and wildlife.
In another location on Bolivar Peninsula, Crown
Team Texas has donated more than 350 acres to
the Houston Audubon Society.
Built on a protective inlet, Laguna Harbor is flood insurable under the Federal Emergency Management Association (FEMA).
Currently, sales are underway in two sections of the community. With a private, gated entrance, The Estates offers 37 half-acre home sites, many of which have sunset views and face Bolivar’s scenic, protected natural reserve. The Cove features a neighborhood look and feel with 50 quarter-acre home sites in the heart of the community.
In the future, Laguna Harbor will be taking reservations for Harbor Houses, which are unique combinations of zero-lot-line properties for two- to four-bedroom townhome-style floor plans. Each Harbor House property includes a floating concrete dock system providing an eight-foot wharf and two dock fingers between 40 to 80 feet in length.
